First Time BuyersIt's wise to begin by talking with a mortgage planner – to understand how much mortgage you can manage, and to explore both traditional and innovative mortgage options. You're about to take a big step; you'll want some advice from the experts. We have access to mortgage rates and features that can help you achieve your home buying dreams. Getting your home in 5 easy steps: Meet with our planners In your first meeting, our mortgage planners will make sure that all of your questions or concerns are addressed, and will begin to develop a mortgage plan that is custom fit to you, with a very competitive mortgage rate and mortgage features you will need to achieve your financial and home buying power. Get an idea of your purchasing power and buy your home Our mortgage planners will complete a mortgage application and ask your permission to check your credit bureau. If you qualify for a pre-approved mortgage, you’ll be certain of the size of mortgage for which you qualify for and guaranteed interest rate for a specific period of time. With an idea of your purchasing power, you can confidently make an offer on your home. Mortgage Loan Submission After you have an accepted offer on a property, our planners send your application to different lenders based on the objectives you’ve discussed and the companies that best meet your requirements. Once the lender approves your application, they will send our planners your mortgage commitment and documents needed to support your application. Our planners will go over your mortgage approval and go over your payment details, mortgage terms and conditions, and outstanding ‘pre-funding’ conditions. They will then advise you when you can remove your financing conditions. Get ready to move After your mortgage is approved, you meet with your solicitor to provide identification, sign documents that relate to your new home and review your closing costs. Enjoy! You’re done! On the day you close the purchase of your home, your mortgage funds are sent by your lender to your lawyer. Now you can move in and enjoy your home. |
